About Node

Node, which trades as Node Living, is an urban living company that describes itself as a global provider of fully furnished, all inclusive coliving rooms, studios and apartments. It was founded in 2016 by Anil Khera, a former Blackstone managing director who leads it as CEO, and Esteve Almirall. Node runs offices in London, Barcelona and Madrid, and its UK entity is registered in London. Node does more than operate homes. It invests in, develops and manages high density rental communities, and it also offers design and fit out services to developers, asset management and co development partnerships, and a separate student housing line called Nook. That mix makes it a hybrid operator: some buildings are developed with capital partners, while others are smaller boutique properties it runs for owners. As listed on node-living.com in November 2026, live communities are in London (Limehouse and Brixton), Dublin (Phibsborough), New York (a Brooklyn boutique building) and Los Angeles (boutique buildings on Everett and Sunset), with Toronto marked as coming soon. Room types range from coliving bedrooms in shared apartments to private studios and one to three bedroom flats, all on a single monthly bill that covers utilities, wifi and community events. Residents are mostly young professionals, creatives and remote workers staying from a few months upward. Spain is Node's largest growth market. In June 2022 it broke ground on an 827 bed purpose built community in Alcobendas, north of Madrid, with development partner Momentum REIM, described at the time as part of a 4,000 plus bed, 500 million euro plus rollout in Spain. Spanish press reports that the Alcobendas building has since opened to young professionals and digital nomads, although capacity figures for the finished building differ between sources. Status: active as of November 2026 in Europe and North America. Note that Node's current website is node-living.com.

How the hybrid model works

A hybrid operator mixes models across its portfolio, for example owning some buildings while master-leasing or managing others. This spreads risk and lets the operator move faster in new markets while still building an owned core over time.
