Habyt
Coliving operator based in Berlin, Germany, operating across Europe.
About Habyt
Habyt is a Berlin based flexible living company founded in 2017 and led by founder and CEO Luca Bovone. It grew quickly through acquisitions, including Homefully, Goliving, Hmlet in Asia and the US brand Common, and it describes itself as a global leader in flexible living. In 2025 and 2026 it changed course sharply, selling regional portfolios and moving to an asset light model built around brand, demand generation and technology. Three deals in spring 2026 reshaped the business. In late April 2026 Habyt agreed to sell its Asia Pacific operations, roughly 1,000 units in Singapore and Hong Kong, to Mitsubishi Estate. The buyer is the holding company behind Hmlet Japan, so those homes are now back in the Hmlet group under Hmlet founder Yoan Kamalski. On 11 May 2026 Habyt announced the sale of its coliving portfolios in France, Portugal and Spain, covering assets in Paris, Lisbon and Madrid, to three local operators. Ten days later, on 21 May 2026, it launched Leaze, a separate asset light brand for coliving and shared living that combines a resident brand with Habyt's booking, leasing, pricing and operating tools for owners and local operators. Habyt says its long stay rooms are moving to Leaze, which lists homes in Berlin, Brussels, Leipzig, Madrid, Milan, Modena and Turin. The Habyt brand itself now focuses on full buildings of at least about 150 apartments, with a target average of around 300, sold for short and extended stays. As of November 2026 habyt.com lists locations in Berlin, Madrid and Vienna, with Lisbon and Milan marked as coming soon, a new flex building in Munich announced with STRABAG Real Estate in January 2026, and Atipico, a hospitality brand that opened its first urban hotel in Madrid in October 2025. Typical guests are relocating professionals, interns, students and business travellers who want furnished, all inclusive housing on flexible terms rather than a standard lease. Status: active, but restructured. Habyt has exited direct operations in Asia Pacific, France, Portugal and Spain coliving, and its shared room coliving product now trades as Leaze.
How the hybrid model works
A hybrid operator mixes models across its portfolio, for example owning some buildings while master-leasing or managing others. This spreads risk and lets the operator move faster in new markets while still building an owned core over time.
