Cohabs
Coliving operator based in Brussels, Belgium, operating across Europe, North America.
About Cohabs
Cohabs is a Brussels based coliving operator founded in 2016. It buys and renovates character buildings, often townhouses and small apartment buildings, and turns them into large shared houses with private bedrooms and generous shared kitchens and living spaces. The legal operating entity is Cohabs Services SA. Unlike many operators that master lease buildings, Cohabs has built its portfolio mainly by acquiring property with institutional backing. In late 2022 it announced a capital raise of about 450 million US dollars, anchored by Ivanhoe Cambridge with Belfius Insurance and the real estate arm of the Belgian sovereign fund, after an earlier Series B of about 58 million euros in 2021. In New York it pursued a plan to buy small vacant buildings rather than lease them. As of November 2026 cohabs.com lists nine cities: Brussels, London, Luxembourg, Madrid, Marseille, Milan and Paris in Europe, and New York and Washington in the United States. Brussels remains its largest market. The company says it now has more than 5,000 bedrooms, which matches the target of about 5,000 bedrooms by 2026 that it set when raising capital in 2022. Cohabs also reserves 5 percent of its bedrooms as solidarity rooms for people who need affordable housing. Rent is all inclusive. The monthly price covers a fully furnished room, weekly cleaning, shared household supplies, a monthly community breakfast, a streaming subscription and a calendar of resident events. Stays typically run from about three months to a year, and the format suits people relocating for work or study who want a ready made social circle in a new city. Cohabs is one of the better capitalised independent coliving brands in Europe and one of the few European operators with a working US portfolio. Status: active as of November 2026 in nine cities across Europe and the United States.
How the owned model works
An owned model means the operator also owns the asset, capturing both the operating margin and any appreciation in the property. It is the most capital-intensive route and the slowest to scale, but it gives the most control over design, standards and the long-term hold.
