X Social Communities
PivotedColiving operator based in Miami, USA, operating across North America.
About X Social Communities
X Social Communities was the coliving style rental brand launched by Property Markets Group (PMG), a New York and Miami real estate developer. It is no longer an active brand: PMG later introduced a successor concept called Society, which it described as the natural evolution of X Social Communities and aimed at a broader audience than the millennial renters X targeted. The X model mixed a conventional apartment tower with coliving features. Residents could rent a whole unit or rent by the bedroom, with individual leases and a roommate matching service, so a group of strangers could share a furnished apartment without one person carrying the whole lease. Buildings were packed with social and work amenities such as coworking areas, fitness studios and social halls, plus a programme of resident events. The flagship was X Miami, a 464 unit tower in downtown Miami that opened in 2018 and was reported to be the fastest leasing building in downtown Miami at the time. PMG also announced or developed X branded projects in other cities, including Fort Lauderdale (Las Olas), Chicago, Denver and Houston. When PMG launched Society, several of these projects were renamed, for example X Las Olas became Society Las Olas. As of November 2026 the xsocialcommunities.com website no longer loads, and the Society Living site lists communities in Las Olas (Fort Lauderdale), Nashville, Brooklyn, Atlanta, Orlando and Denver. Society still offers the option to rent by the bedroom alongside whole apartments and emphasises amenities and community events, but it presents itself as a social apartment community rather than a coliving operator. This profile does not confirm current branding or management at the original X Miami building. For anyone researching the brand, X Social Communities is best understood as an early example of large scale, developer led, rent by the bedroom living in US high rises, a format that has since been absorbed into mainstream amenity rich multifamily. Status: brand discontinued and replaced by PMG's Society brand. Not bookable as X Social Communities.
How the owned model works
An owned model means the operator also owns the asset, capturing both the operating margin and any appreciation in the property. It is the most capital-intensive route and the slowest to scale, but it gives the most control over design, standards and the long-term hold.
