Ranges are directional and split into laggard, typical, and leading bands. Find your number in each row; the distance to the leading band is your opportunity. Run the Rent Collection Health Check to size it in euros.
| Metric | Laggard | Typical | Leading |
|---|---|---|---|
On-time rent collection rate Share of billed rent collected by the due date. The single cleanest measure of process health. | 88-92% | 93-96% | 97-99% |
Failed / written-off rate Share of rent that fails and is not recovered. Falls sharply with verification and structured recovery. | 5-9% | 2-4% | under 2% |
Avg failed-payment recovery time How fast a failed payment is recovered. Manual chasing is slow; structured recovery is fast. | 45-90 days | 14-30 days | under 10 days |
Income verification at onboarding How affordability is confirmed before move-in. The cheapest point to prevent an arrears problem. | manual / none | documents | Open Banking + payroll |
Digital payment method share Share of rent paid via automated card / bank rails vs manual transfer. Higher share means fewer failures. | under 60% | 70-85% | over 90% |
Deposit-alternative adoption Share of residents choosing a no-deposit option where offered. A conversion lever for relocating residents. | 0% | 10-30% | 40%+ |
Manual chasing (hours/week, per 100 beds) Community-manager time spent chasing rent. Automation moves this toward zero. | 8-15h | 3-7h | under 2h |
The Coliving Rent Performance Index is compiled by Everything Coliving from its operator research and from anonymised, aggregated data contributed by CasaPay, a rent-collection and assurance platform for rental operators. No individual operator is identifiable, and the ranges are directional benchmarks intended for planning, not precise market statistics.
Bands (laggard, typical, leading) represent where operators tend to cluster on each metric, not hard cut-offs. They are most useful as a relative gauge: find your own number, and read the distance to the leading band as the size of the opportunity. Figures should be reconfirmed against your own data before any commercial decision.
CasaPay is a data contributor to this research and Everything Coliving’s editorial pick in the Rent Collection, Payments and Assurance category. This is an editorial relationship, not a paid placement, and the comparison keeps alternative platforms visible.
