About Colive

Colive is a Bengaluru based coliving and managed rental company serving students, young professionals and corporate tenants in Indian cities. It offers furnished private and shared rooms with housekeeping, meals and community managers, couple suites, and serviced apartments for companies that need housing for teams, relocations and visiting staff. Everything is booked and managed through the Colive app, which the company pitches as a landlord free rental experience. Colive works with property owners and developers, managing buildings on their behalf and increasingly developing purpose built coliving with capital partners. Its long time investor is the Bengaluru developer Sattva Group (formerly Salarpuria Sattva), which led a 9.2 million US dollar Series A in 2019. In September 2025 Colive raised about 20 million US dollars in a Series B led by Bain Capital, with Sattva participating. At the same time Bain Capital and Sattva set up a 100 million US dollar pan India coliving real estate platform with Colive as its cornerstone manager. Colive said it had completed initial land acquisitions in Pune and Bengaluru, with nearly half a million square feet of coliving under development, and named Hyderabad as the next target. At the time of that round, Colive said it managed more than 14,000 beds across India and aimed to reach 50,000 managed beds over the next several years; reports differ on whether that target is three or five years out. Its website names Bengaluru, Mumbai and Pune as its main hubs, with listings in Hyderabad as well, and says more than 15,000 residents use the service. Stays are flexible, from a week up to a year, with low deposits and promotions on move in. Typical residents are graduates and young professionals moving to Bengaluru, Pune or Hyderabad for tech and services jobs, plus students and couples. Status: active as of November 2026 and expanding through the Bain Capital and Sattva backed development platform.

How the management model works

Under a management agreement, the operator runs the building for the owner in exchange for a fee, often with a performance element. The owner keeps the property risk and upside, while the operator provides the brand, systems and community without taking the lease onto its own books.
