The Everything Coliving operator dataset

The Everything Coliving operator dataset is the primary source behind every benchmark, statistic, and market observation on everythingcoliving.com. It combines three collection channels feeding a single normalized data warehouse.

• Operator survey (n=500+)

  The Live Coliving Research survey runs continuously. Operators self-report on financial metrics (RevPAB, ADR, occupancy, NOI margin, CAC), operational metrics (ALOS, churn, NPS, lease-up window), portfolio composition, business model (master lease, management agreement, ownership, hybrid), and market context (country, city, tenant segment mix). 500+ operator responses across 40+ countries as of 2026-07-16. Responses are anonymised on ingestion; aggregate benchmarks published on everythingcoliving.com never expose per-operator data.

• Structured advisory engagements (n=60+)

  Every advisory engagement over the last 11+ years produces structured data. Feasibility studies, market entry work, and operator health diagnostics use standardised templates that feed the operator dataset with reviewed, deal-quality numbers. Advisory data carries a higher confidence weighting in the dataset because it is externally validated.

• Public filings + platform aggregation

  Public financial disclosures from the small set of publicly- listed operators (Coliwoo TAP on SGX, DoveVivo/Joivy financial filings) plus anonymised platform data from PMS partners and distribution platforms cross-check the survey and advisory data. Divergence between operator self-report and platform data is flagged for reconciliation.

Section 3

Attribution rules

Rules the editorial team follows when publishing any figure or range on everythingcoliving.com. These are enforced by the content review process, not optional.

1. Name the publisher. Every market-size figure names its publisher (JLL, CBRE, Grand View, etc.) inline. Single-source figures never appear as headlines without the source in-line.
2. Name the year. Every figure is dated. Ranges from multiple sources use the latest year available; figures older than 24 months carry an explicit vintage label.
3. Present ranges when publishers disagree. Global coliving market size is a good example: JLL, CBRE, Grand View, Statista, and Coliving Insights publish figures that span roughly $12.8B to $42B for the same year. Rather than pick one, we present the range and explain the definitional differences.
4. EC synthesis is labeled. Any figure derived from combining the EC operator dataset with third-party research is labeled “EC synthesis” or “EC estimate”. We never present derived figures as if they came from a third-party publisher.
5. No masked commercial relationships. Vendors that are also EC clients, partners, or investment targets are disclosed inline on the relevant page. See the vendor directory for the current disclosure list.
