Coliving Architecture Reimagined

You need to dig into this: Dutch architecture studio MVRDV has just released a new design study on ArchDailyexploring how coliving can help shape the future of living with its Stacked Village housing concept.

Created in collaboration with developer HUB and sustainable investor Bridges Fund Management, the study introduces a comprehensive study exploring diverse typologies, aiming to revolutionize communal living and vibrant neighborhoods.

Recap of 2024 Coliving Trends

Artof.Cofounder Gui Perdrix recently gave a presentation at ULI Poland’s“Emerging Living Concepts” event.

By reading this great recap from ULI, you will learn from Marcin Juszczyk that the shared living market in Poland is still in its early stages, with 8 out of 20 asset classes of interest to investors being sub-segments of the residential market.

Thomas Beyerle discussed the battle for living space between Baby Boomers and Generations Y and Z, highlighting demographic shifts impacting the housing market.

Andrei Martin explored adding meaning to dwellings through micro-cultural residences, lifestyle brand integration, and adaptable living spaces.

The panel discussion led by Dorota Wysokińska-Kuzdra emphasized multigenerational living to support intergenerational interaction and adaptive design for changing resident needs.

Finally, Gui defined coliving as shared living spaces with a strong community focus and urban lifestyle, emphasizing its flexibility and various forms. And touched upon some key learnings that we’ve had with Artof.Co:

Gui Perdrix concluded by mining his extensive experience to offer some advice to coliving developers and operators, based on some of the common mistakes that have been made in this nascent market.

This included getting the affordability right, not relying too much on technology, providing smaller areas conducive for closer bonding, having a longer-term focus (maybe 5 to 10-year stays rather than the one-year contracts that are still the norm?), and co-ownership options for tenants.

• Coliving is growing in Japan: the new operating brand Haunopened its first residencyin February 2024 and is planning to grow shortly. What stands out its is beautiful interior design:

• Hotels are more and more using coliving or even transforming with coliving operators into a residential model. As this in-depth story highlights, restaurants can be turned into communal spaces, and cash flows can be stabilized for hotel chains.
• Read the story of Pat Dunn, a senior woman who founded her non-profit Senior Women Living Together- and created dozens of coliving spaces for seniors.
• Coliving is coming to Saudi: Rafal Real Estate Development Company, in collaboration with HIVE, the innovative Dubai-based living solution, announced their strategic partnership in the Saudi Arabian market.
