New UK Coliving Report

A new coliving report has been published by consultancy Gerald Eve. It’s unsure which
operators participated, but it seems more established large-scale coliving operators.

From the report, this slide gives the overview regarding the London coliving scene:

Two more stats stood out: the length of stay, showcasing that residents end of extending on average by a few months, and the running costs.

From our own knowledge in the sector, we would already be impressed if operating costs were below 30% - which is already a good sign for most coliving operators.

Co-Living Legends: Coliving For Single Women

We loved to see Co-living Legends, a coliving concept created by Danielle Hall, pick up some press.

The success of Co-Living Legends is not merely measured in numbers but in the transformative impact it has on the lives of its residents. As echoed by Danielle, “I started Co-Living Legends because I saw how stressful it was for single women to find somewhere convenient and
cost-effective to live, not to mention somewhere they feel safe.”

What Is Flow?

Adam Neumann just gave a new interview on his new coliving company, Flow.

What is Flow truly? The company represents itself as a building manager, owner, and technology company.

From the interview, it is not clear whether Flow actually owns the properties. It seems
that Neumann is again “pitching” his vision until it (hopefully) becomes reality.

One thing is true, again: it’s those who know how to pitch that get the support, regardless of what’s behind the pitch. Maybe former Neumann investors are a bit more careful today - but maybe not. The future will tell!

Deep Dive Into Running A Pop-Up Coliving

“What we learned from a 3-month co-living experiment” by Richard Bartlett showcases how to run a profitable (15k€ profit in three months) pop-up coliving space. You’ll find also key operational learning from that experience.

What Remains Post-MIPIM?

We let Mark Faithfull from Bisnow summarize it in this article:

"In fact, the residential theme actually kicked off a day ahead of the main event, opening with a summit entitled Housing Matters. Coliving advisory platform Artof.Co founder Gui Perdrix said that the increasing number of sub-sectors within the umbrella of ‘living real estate’ reflected how people are going to live in the future.

“We need solutions for the densification of cities, and what is encouraging is that we are seeing far more interest from the public sector in alternative concepts beyond traditional build-to-rent and operators in the sector moving into more specialist areas, such as single-family and senior living,” he said.

  • Coliving operator Lyf expands to Cebu.
  • Developer Hub and sustainable impact investor Bridges Fund Management have signed an £88m forward funding deal with Singapore-based developer City Developments to deliver Yardhouse, a mixed-tenure scheme in Wood Lane, London.
  • Construction company JJ Rhatigan has been awarded the contract to build 209 coliving units at White City in west London.
  • Joining a coliving can have different reasons. As this article points out on the trend of communal living:

“When I interview younger people, often they disapprove of the way the modern world is so individualized. They want to recreate the kinds of communities we might think we had in the past, where everybody knows each other. For older people, I think it’s about wanting to share more of your life with others, and not face old age alone.”

  • Docked Living is expanding in the US and adopting a similar model to PadSplit: taking houses in urban and suburban areas, adding a private bathroom for each room, and renting it out to people in necessity for housing.
  • BAM completes acquisition of competitor ProCo-Living in the UK.
