Venn
Master Lease / Neighborhood Model
Overview
Venn pioneered a neighborhood-focused coliving model in Tel Aviv, reimagining shared living not as a single building but as a distributed community woven into the fabric of an existing neighborhood. Rather than concentrating residents in one large property, Venn operated multiple apartments across a specific neighborhood, connecting residents through shared community spaces, programming, and a mobile app.
Founded in 2016, Venn's approach recognized that many of coliving's benefits - community, convenience, professional management - could be delivered at the neighborhood level without requiring residents to live under one roof. This model appealed to residents who wanted community and services but preferred the independence of their own apartment.
Venn's neighborhood approach also had a positive impact on the surrounding area, as their community spaces became local hubs, their events attracted neighborhood residents, and their presence contributed to urban revitalization. This created goodwill with local government and residents, easing regulatory and community acceptance challenges.

The Challenge
Traditional coliving's single-building model limited the types of residents it could attract and the scale at which it could operate within a neighborhood. Many potential residents wanted community and convenience but not the intimacy of sharing a kitchen or living room with others.
Venn needed to create a sense of community among residents spread across multiple buildings and apartments, which required innovative technology solutions and intensive community programming. The distributed model also presented operational complexities in maintenance, key management, and service delivery across multiple locations within a neighborhood.
The Solution
Venn leased and renovated apartments across a concentrated neighborhood area, typically within walking distance of a central community hub. Each apartment was professionally designed and furnished, with residents having their own complete living space while gaining access to shared community spaces, coworking areas, and programming.
The Venn app served as the digital glue connecting the distributed community, enabling residents to see who lived nearby, join events, book community spaces, request maintenance, and communicate with the Venn team. Regular neighborhood events, from morning yoga to evening socials, created touchpoints that kept the community connected.
Venn also invested in neighborhood-level amenities: a community lounge, coworking space, event venue, and partnerships with local businesses for resident perks. This hub-and-spoke physical model created a tangible community center while allowing residential flexibility.

Key Takeaways
Distributed, neighborhood-level coliving can attract residents who want community benefits without the intimacy of traditional shared living.
A central community hub is essential for creating tangible community in a distributed model; digital connection alone is insufficient.
Neighborhood-focused coliving creates positive externalities (urban revitalization, local business support) that ease regulatory acceptance.
Technology platforms must be purpose-built for distributed community management, connecting residents across multiple locations seamlessly.
Investing in neighborhood partnerships and local business perks strengthens the resident value proposition beyond the apartment itself.
