Nomad Coliving Space Outsite Expands As Asset-Light Operator

Outsite, known for its remote work and digital nomad-friendly coliving spaces, already operates 50+ locations around the world. In this newest announcement, former Outsite investors team up to invest 300€ million into real estate property, which will be managed by the operator with a revenue share agreement. According to Outsite CEO Emmanuel Guisset, the company would earn between 10% and 25% of rental revenues, with an EBITDA above 30%. Read more (in French).

VervLife published a coliving report on internal resident statistics.

The coliving operator, managing among others The Collective Old Oak and Canary Wharf, explains coliving operations best practices and showcases some internal data - including reasons for colivers to join the space (note: it’s mostly convenience, not community) and space usage broken down by hours across the day. Common Expands To Canada With Special Partnership

When Brad Hargreaves founded Common, which became the US’ largest asset-light coliving operator, young professionals were just one of many audiences he had in mind: local workers, government workers, and social housing were on the roadmap for years. Now, Common announced a partnership with the Ottawa Community Housing, providing of affordable housing to the non-profit - making it the first foray into Canada for the U.S.-based coliving company. New RE/MAX Europe Study Shines Light On Rental Behavior

The key takeaway: Europeans are broadly more open to forms of co-ownership due to rising affordability issues. As quoted in the article, nearly one in five Europeans (18.5%) have chosen to relocate due to financial constraints, with just over 30% expressing concerns about future moves, fearing they won’t find affordable housing within their budget. In the face of declining affordability, people are considering co-ownership. Around two-thirds (65%) would consider co-owning a property with a group of unrelated people, such as friends, colleagues, or even strangers. Moreover, the study found that over half of Europeans (56.1%) could imagine living in a coliving space - but only if there is a variety of facilities available, as Europeans want cost-effective access to a good range of amenities, such as a shared workspace or games room (25.3%). A New Coliving PMS Is Live

ColivHQ just launched their new property management software, including tenant and booking management, lead management, tenant portal, contract management, and many more functionalities. It also seems to offer integrations with Zapier to other tools. This tool seems a good and simple solution for growing coliving companies that have not used a proper PMS before. See ColivHQ.
